This Privacy Policy explains how Charlene Elliott, Mortgage Associate with DLC Mortgage Mentors (a Dominion Lending Centres franchise, independently owned and operated), Fort McMurray, Alberta (“I”, “me”, “my”), collects, uses, discloses and protects your personal information. I follow Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and Alberta’s Personal Information Protection Act (PIPA).

1. Information I collect

When you apply for a mortgage, request a mortgage check or contact me, I may collect:

Identity and contact details: name, date of birth, address, phone number, email, and government-issued identification;
Employment and income information: employer, position, pay stubs, T4s, notices of assessment, tax returns and business financial statements;
Financial information: assets, debts, bank statements, down payment source, and details of any existing mortgage;
Property information: address, purchase or appraisal details, property taxes and condo fees;
Credit information: your credit report and score from a credit bureau (see section 3).

2. Why I collect it

I collect and use your information to assess your mortgage options, prepare and submit your application to lenders, arrange mortgage default insurance where required, verify your identity, meet legal and regulatory obligations (including anti-money-laundering rules and the requirements of the Real Estate Council of Alberta), service your mortgage at renewal, and communicate with you about your file. With your consent, I may also contact you about renewals, rate changes and other mortgage information. You can opt out of marketing messages at any time.

3. Credit bureau consent

With your consent, I or the lenders I work with may obtain your credit report from Equifax Canada and/or TransUnion Canada to assess your application. Your consent is collected as part of your application. A credit check for a mortgage application is recorded on your credit file. You can withdraw consent at any time, but I may then be unable to arrange financing for you.

4. Who I share it with

I share your personal information only as needed to arrange and service your mortgage, and only with:

Lenders (banks, credit unions, trust companies, monoline and private lenders) to which your application is submitted;
Mortgage default insurers: Canada Mortgage and Housing Corporation (CMHC), Sagen and Canada Guaranty;
Dominion Lending Centres and DLC Mortgage Mentors, including their mortgage processing, compliance and file-storage systems;
Service providers involved in your transaction, such as appraisers, lawyers or notaries, and title insurers;
Regulators, auditors or others where required or permitted by law.

I do not sell your personal information. Some service providers may store or process information outside Alberta or Canada, where it may be subject to the laws of that jurisdiction.

5. Website forms, cookies and analytics

When you submit a form on charleneelliott.ca, I receive the information you enter (such as your name, phone, email and mortgage details) so I can respond to you. This website uses cookies and similar technologies, including Google Analytics, Google Ads and the Meta (Facebook) Pixel, to understand how visitors use the site and to measure and show relevant advertising. These tools may collect information such as your IP address, browser type, pages visited and referring site. You can block or delete cookies in your browser settings, and you can manage ad preferences through your Google and Meta account settings.

6. Retention

I keep your personal information only as long as needed for the purposes described above and to meet legal, regulatory and brokerage record-keeping requirements. When it is no longer required, it is securely destroyed or anonymized.

7. Security

I protect your information with reasonable physical, technical and administrative safeguards, including secure, password-protected systems, encrypted document upload, and limiting access to people who need it to work on your file. No method of transmission or storage is completely secure, so please avoid sending sensitive documents by regular email when a secure upload link is available.

8. Access and correction

You may ask to see the personal information I hold about you, ask how it has been used or disclosed, request corrections, or withdraw your consent (subject to legal and contractual limits). Please send your request in writing using the contact details below. I will respond within the time required by law.
